The Buying Process - Typical stages

  1. work out how much you can afford - an adviser will assist you in drawing up a household budget.

  2. Get a mortgage agreement in principle (AIP)- after researching the market and finding the most suitable mortgage, we will provide you with this.

  3. Making an offer - Once you have your AIP, you are in a stronger buying position.

  4. Hire a solicitor - With your offer accepted it is time to get the legal work done. We can provide you with a solicitor if you require, or use someone local who has been recomended to you.

  5. Have the property inspected - There are basically three levels of inspection, we will help you to decide the most appropriate.

  6. Arrange life insurance and protection - Buildings insurance is mandatory and we will ensure it is in force for the exchange stage. Other insurances are optional and we will discuss these with you.

  7. Exchange of contracts - At this stage you will have had your formal mortgage offer and would now be comitted to the purchase.

  8. Organise your move - With a date set for completion you can now arrange to move in.

  9. Completion - This is when you become the legal owner of the property and can move in.
